How do you get paid?

For all Borrower Paid Comp loans, my fee is charged to the borrower in addition to the origination charge. For Lender Paid Comp loans, my fee is charged to the borrower if the lender allows a third party processing fee. If not, the fee will be invoiced directly to the Originator or Broker on contract. Some lenders allow a Flat Fee to be added onto their comp plan for the processing fee.

What states can you process?

I have processed loans in over 40 states but I am only licensed to charge a third party fee in California. For any out of state loans, I can still process them, but I cannot charge the fee as a third party and the fee will be the responsibility of the Broker

What lenders do you work with?

I don’t have any preferred lenders that I work with. I have worked with and currently work with a very large array of lenders and it is very much all the same to me. The general work flow for all loans is the same, it’s just about learning how each lender requires the file to be submitted to them.

What is your processing work flow?

Initial submissions will be sent through the Submission page. The submission form covers the key information points I need to know about the file in order to submit it accurately. Once the file is received, it will be reviewed and disclosures sent out based on lender requirements. You will also receive a file review email from me with my analysis of the loan file including any critical items needed for submission, any clarification questions I have and any potential red flags I noticed. Once the disclosures are signed, the file is submitted to the lender. Once the file is approved, you will get an email with a list of borrower conditions only. You only need to work on items listed on the email. Once you have the borrower conditions, they are sent back to me and I will review them before re‐submitting to the lender. I handle all communication with the lender and escrow (unless otherwise instructed) and take the file from submission through funding.
